House Refurbishment in Kingston: A Practical Renovation Checklist

Building advice · Kingston upon Thames

A successful house refurbishment in Kingston starts before the old kitchen comes out. Agreeing the layout, condition of the building and scope of work first makes it easier to coordinate the trades and compare quotations fairly.

The right order matters

Set the brief, investigate the existing building, resolve layout and services, agree a written specification, then plan the work. Choosing finishes is much easier when these foundations are in place.

1. Separate essential repairs from improvements

Start with three lists: work the property needs, changes that would improve daily life, and features you would like if the budget allows. This helps you make decisions if the initial scope needs adjusting.

For example, a kitchen project might include essential plumbing repairs, a better arrangement of cupboards and an optional change to the adjoining room. Keeping those items distinct makes the quotation more useful and helps protect the parts of the project that matter most.

2. Understand the building before covering it up

Ask what needs inspecting before new finishes are fitted. Roof leaks, damp symptoms, damaged flooring and the condition of existing services should inform the programme. A stain or crack is a reason to investigate; it is not enough information on its own to identify the cause.

Older properties can contain materials or previous alterations that need specialist assessment. Discuss what can be checked before work begins and what may only become clear after opening up. Agree how unexpected findings will be documented, priced and approved.

3. Resolve the layout and structural changes early

Test whether the proposed rooms work with furniture, door swings and everyday movement. An open-plan kitchen can feel more sociable, but a separate utility area or quiet room may be equally valuable.

Do not assume a wall can be removed because it looks thin or runs in a particular direction. Where structural changes are proposed, obtain the appropriate assessment and design. Our architectural engineer services include support for structural design and load-bearing wall assessments.

4. Check approvals and property-specific restrictions

A refurbishment can involve several different approval questions. Kingston Council’s building control guidance identifies structural changes, drainage alterations and various other building works as matters that can require approval. Planning permission is a separate process.

If the property is listed or lies within a conservation area, check the implications before finalising alterations. The council publishes conservation area guidance and area information. For flats and leasehold homes, establish whether freeholder or other consent is also needed. Check whether proposed work affecting shared structures falls within party wall procedures.

5. Coordinate electrics, plumbing and heating

Decide where appliances, radiators, lights, switches and sockets should go before walls are closed and surfaces finished. Include practical details such as a socket for a vacuum cleaner, lighting over worktops and access for maintaining equipment.

Moving a bathroom or kitchen can affect drainage routes, ventilation and the existing heating or hot water system. Make sure the relevant trades review the design together, rather than leaving those decisions until fittings arrive.

6. Agree a specification that makes quotes comparable

A drawing does not describe every item being supplied. Ask for a written scope covering preparation, structural work, services, plastering, carpentry, kitchen and bathroom fitting, floors and decoration.

Confirm which products you will supply, which are included and which are allowances. Check how waste removal, protection, VAT and making good are treated. Agree a process for variations so changes are recorded before the additional work proceeds. Our house refurbishment service brings the different parts of the project together.

7. Make a realistic plan for living arrangements

If you hope to stay in the house, discuss which rooms and facilities will remain usable at each stage. A full rewire, bathroom replacement and kitchen strip-out happening together create different practical needs from a room-by-room refresh.

Agree working access, dust protection, storage and communication. For a Kingston property with restricted parking or a narrow access route, establish how deliveries and waste collections will be organised before the start date is fixed.

8. Agree the finishing and handover details

Allow time for the work to be checked, outstanding items to be recorded and the relevant certificates, instructions and product information to be collected. Confirm what needs completing before each payment stage is reached.
