Do I Need Planning Permission for House Extensions?
Permitted Development Rights allow homeowners throughout Merton and the wider Southwest London area to push ahead with development plans without lodging an official application – providing they meet a set of stringent standards. So to answer the question above… maybe! Below, we’ve set out some of these different standards so you can figure out whether or not the house extensions you have in mind will need the green light.

Generally speaking, you’re good to go if house extensions fall within the following categories:
- The extension doesn’t exceed 50% of the total area of land around the original property
- It doesn’t extend past the principal/side elevation of the home, when fronting a highway
- Materials similar to those of the rest of the exterior of the property are used
- Single-storey house extension aren’t over 4m tall (8m for double-storey house extensions)
- Side house extensions shouldn’t exceed the half the original home’s width
- Single-storey house extensions shouldn’t extend further than 4m (detached) or 3m (attached) past the original property
- The eaves/ridge height of house extensions shouldn’t be higher than existing home
Keep in mind that if you live in a protected building, or on designated land, the above conditions may not apply. It’s worth doing further research online, checking with your local council or contacting us.
