House Extensions in Wimbledon: Planning a Kitchen Extension

Building advice · Wimbledon

A kitchen extension should make everyday life easier: more room to cook, space to sit together and a better connection to the garden. If you are considering a house extension in Wimbledon, the best starting point is a clear brief for how the whole ground floor should work.

At 3D Design & Build, our Wimbledon building team helps homeowners explore extensions alongside design, structural work and the finishing trades. Here are the decisions to make before asking for a detailed quote.

Start with these three questions
  • What is missing from your current kitchen and living space?
  • Which extension layout fits your property and garden?
  • What needs checking before the design and budget are agreed?

Decide what the extra space needs to do

Write down the problems you want to solve. Perhaps the dining table blocks the route outside, there is nowhere for laundry, or the kitchen feels disconnected from the rest of the house. Those details are more useful than choosing an extension size first.

Mark the positions of a dining table, seating, appliances and storage on the proposed plan. Allow room to open cupboards and move around an island. Think about where coats, shoes and cleaning equipment will go, too. An attractive open-plan room still needs somewhere for everyday clutter.

Compare rear, side return and wraparound extensions

A rear extension creates space towards the garden and can suit a larger kitchen and dining area. Check how much outdoor space remains and whether the rooms further inside the house will still receive enough daylight.

A side return extension uses space beside the house, where the plot allows it. It can improve the width of a narrow kitchen, although boundaries, drainage and the shape of neighbouring buildings need careful attention.

A wraparound extension combines rear and side space. It offers more scope to change the layout, but also needs a coordinated approach to the roof, structure and existing ground floor. Our house extension service covers these different approaches.

Check the planning position for your address

Some house extensions can use permitted development rights if all the relevant conditions are met. Others need planning permission, and larger rear extensions may require prior approval. An extension nearby is a useful design reference, but it does not establish what is allowed at your property.

For properties within Merton, check Merton Council’s permitted development and prior approval guidance. Conservation status, Article 4 directions and previous alterations can affect the route. If your address falls in a neighbouring borough, use that authority’s guidance.

Building regulations are a separate consideration. The design also needs to address the structure, insulation, ventilation and other relevant requirements. Check whether proposed work near shared walls or neighbouring foundations falls within the Party Wall etc. Act.

Plan daylight, comfort and the existing rooms together

Rooflights and glazed doors can bring light into the new space, but glazing should be considered alongside orientation, shading and ventilation. More glass is not automatically the most comfortable solution.

Look at the whole ground floor. A deep extension can leave an old dining room feeling like a passageway. Sometimes a better opening between rooms or a revised layout is as important as the extra floor area. Architectural plans help you test these relationships before construction begins.

Ask for a quote with a clear scope

Compare quotations against the same drawings and specification. Clarify whether they include structural steelwork, drainage changes, kitchen installation, flooring, decoration and external making good. Ask how VAT, allowances and changes to the agreed work are presented.

For a Wimbledon property with limited access, discuss material deliveries, waste removal and where the team can work. If you intend to stay at home, agree how the kitchen, water supply and access through the house will be managed during the build.

Questions homeowners often ask

Can we live at home during a kitchen extension?

That depends on the extent of the work and the facilities that can remain available. Discuss temporary cooking arrangements, dust protection and the stage when the extension is opened into the house before deciding.

Should we choose the kitchen before the building work?

Develop the kitchen layout early enough to coordinate doors, windows, services and structural openings. Confirm final measurements and installation arrangements with the relevant suppliers before ordering.
